Bonita Springs FL - Home Sales x Month - August 2019

Bonita Springs FL home sales decreased more than 23% in the month of August, coming in at 132. That’s 40 fewer sales than the previous month (July), when Bonita Springs FL homes sales were at 172. Compared to one year ago (August 2018), the number of Bonita Springs FL home sales was 154 closed transactions.

Refer to the graph below titled Bonita Springs FL - Home Sales x Month - August 2019. It shows the number of home sales increased aggressively in the first two quarters of 2019.  In January, Bonita Springs FL home sales were at 126 closed transactions and rocketed to 173 closed sales in March.  The number of home sales peaked in the 2nd quarter of the year with closed sales coming in at 274 in May and then we saw sales drop off aggressively in June when they were at 160.  The 3rd quarter of the year shows sales continue their decline with closed sales coming in at 132 for the month of August.

So what's going on in the Bonita Springs real estate market?  These numbers seem pretty volitile (...and they are). Should a seller be concerned when they see sales dropping off with such voracity from one quarter to the next? The short answer is yes, it's certainly worth a closer look.

When we look at the monthly sales numbers and compare to the previous 2-3 months we will see how those months sales compare to each other.  The numbers may show an increase, a decrease or no change.  This information will identify a short term trend. 

When we look at sales for the month of August @ 132 and compare to the previous month July @ 172, we see that sales dropped by approximately 23%.  However, when we compare Bonita Springs FL home sales for the month of August @ 132 to homes sales for the month of May @ 274, we see a 48% drop off.  This becomes evident when we look at the sales numbers in the context of a wider time frame of several months.  The numbers show us a downward trend.  

When we look at the sales numbers over an even wider time frame and compare several quarters, a different picture begins to emerge.  In February we saw sales at 116.  In May we saw sales jump to 274.  In August home sales dropped to 132.  The picture that emerges is one of great volatility from quarter to quarter.

Bonita Springs FL - Home Prices x Price Range - June 2019

According to MLS, the average sale price of a home in Bonita Springs FL was $381,527 (August 2019).  The previous month average sale price was $370,525 (July 2019).  In my opinion, those numbers do not give much useful information. 

To make the information regarding home sale prices more meaningful, I have taken the total number of homes sold for the month, 132 ( August 2019), and broken that number down by price ranges.  Refer to the chart below. 

There was a total of 132 transactions in Bonita Springs FL in the month of August.

  • 20.45% of the transactions were under $200,000.
  • 46.21% of the transactions were in the price range of $200,000 to $400,000.
  • 15.91% of the transactions were in the price range of $400,000 to $600,000.
  • 11.36% of the transactions were in the price range of $600,000 to $800,000.
  • 2.27% of the transactions were in the price range of $800,000 to $1,000,000.
  • 3.79% of the transactions were in price ranges over $1,000,000.
